Brief

Silent View Windows Commercial Ltd was appointed to undertake a full window replacement programme at the Travelodge Washington A1(M) Northbound hotel, located within a busy motorway service area on the A1(M). The project formed part of an upgrade programme aimed at improving the building’s overall performance, appearance, and long-term reliability while ensuring minimal impact on hotel operations.

The scope of works included the replacement of approximately 36 window frames and 73 sealed units throughout the property. Due to the nature of the environment, one of the key challenges of the project was carrying out the installation programme within a fully operational hotel. Maintaining guest comfort, room availability, and uninterrupted day-to-day operations was essential throughout the works.

To successfully deliver the project, Silent View Windows implemented a carefully phased installation programme in close coordination with hotel management. Daily communication with site teams allowed works to be planned around room occupancy, enabling sections of the building to be completed in stages while maintaining operational continuity across the hotel.

Particular consideration was given to noise control, access arrangements, and efficient scheduling due to the hotel’s high-traffic location within a motorway service area. This structured approach ensured steady progress on site while significantly reducing disruption to guests, staff, and hotel operations throughout the refurbishment programme.

Products used

The replacement windows were fabricated by John Fredericks Plastics Limited using the VEKA Halo System 10 Casement profile system and installed by Silent View Windows Commercial Ltd. All windows were supplied in a white finish to complement the existing appearance of the hotel.

The VEKA Halo System 10 Casement system was selected for its proven suitability within commercial refurbishment environments, offering a strong combination of durability, thermal efficiency, and long-term performance. Manufactured using fully reinforced PVCu frames, the system is designed to provide structural stability and consistent performance across a range of window sizes and elevations.

Its multi-chambered 70mm profile design contributes to improved thermal insulation and weather resistance, making it particularly suitable for high-use hospitality environments where energy efficiency and occupant comfort are important considerations.

Key system features and performance capabilities include:

  • Multi-chambered 70mm profile design
  • Fully reinforced PVCu frames for added strength and durability
  • Thermal performance capable of achieving U-values as low as 1.2 W/m²K with double glazing and 0.87 W/m²K with triple glazing
  • Tested performance for air permeability, water tightness, and resistance to wind load
  • Capability to meet PAS 24 requirements when specified with compatible glazing and hardware configurations
  • Low-maintenance materials designed for long-term commercial use

The combination of high-performance glazing & robust PVCu framing provided a practical & reliable solution aligned with the operational requirements of the hotel environment.

Outcome

The project was completed successfully within the planned programme while the hotel remained fully operational throughout all phases of the installation. Through careful sequencing of works, proactive communication, and detailed coordination with hotel management, Silent View Windows ensured disruption to guests and staff was kept to an absolute minimum.

By completing the works in controlled stages, the team was able to maintain room availability and operational continuity while still achieving efficient installation progress across the site. This approach proved particularly important given the hotel’s busy location and the continuous flow of guests associated with motorway travel.

The completed installation delivered a significant enhancement to the building structure, improving the overall appearance, durability, and thermal performance of the hotel’s windows. The use of the VEKA Halo System 10 profile system also provided enhanced weather resistance and long-term reliability, supporting the hotel’s ongoing maintenance and operational requirements.

The Travelodge Washington project demonstrates Silent View Windows Commercial Ltd’s capability to successfully deliver large-scale commercial refurbishment programmes within occupied environments. It highlights the company’s strengths in project management, phased delivery, and high-quality installation within the hospitality sector, where maintaining operational continuity is critical to project success.
